Terri Smith Langdon joined Preferred Staging in February 2014 and is one of our most seasoned stagers. She became an Accredited Staging Professional (ASP) in 2006 while working as a Realtor with Weichert Realtors in Burke, VA.  Terri soon realized that her true passion was staging her client's homes and cultivating relationships with agents, buyers and sellers. Although she is no longer a realtor, she understands the process that much more as well as what her clients go through to get to closing.  She takes the team approach in all projects.

Terri grew up in Potomac, MD and has lived in Northern Virginia since 1993. She has always worked in a customer service capacity. Her past jobs have included working as a Sales and Merchandise manager for Woodward and Lothrop, a convention manager for the National Fisheries Institute as well as a Realtor. 

As a home stager, Terri spends time with both seller and realtor and comes up with the best plan to highlight the homes unique selling features. She likes to educate the seller with the “why” in staging and helps them become invested in the process by explaining why everything is done and how it benefits them. She likes learning their circumstances for moving and adjusting accordingly when giving suggestions. One of the questions she asks of her Realtor partners is “tell me any special circumstances I need to know about the seller and their reason for selling.” In doing so, she can handle each seller with the utmost of care and respect.

Terri has an eye for color and is a visual thinker. She also has a photographic memory and can recall many details of a specific home. Terri uses this memory recall to assist her in her vision for both vacant and occupied listings. Agents continually compliment Terri on the look and feel of the homes she has staged and the ease and respectful way with which she works with her clients. 

Currently, Terri is the President of the Real Estate Staging Association (RESA) Greater Capital Area and has her finger on the pulse of the staging industry which is a benefit to both Realtor and seller. 

Terri lives in Centreville, VA with her daughter who attends Virginia Tech and her sweet dog Jeb.  She volunteers with animal rescue organizations including Middleburg Humane Foundation. Additionally, through RESA, she has worked with Doorways, an organization to assist women in need of shelter from domestic abuse. She also was asked to assist is remodeling guest rooms at the Army’s Fisher House at Walter Reed which is one of her favorite projects. She is a die hard Reskins fan since she was 8 years old and attends many games.
